  • Everything upfront
    Clarity is the rule at Laforêt. You have the guarantee of dealing with a professional who is able to give you practical advice and information on tenants' rights and obligations, while offering you a rent that corresponds to the going price in your town or neighbourhood. The law also requires that applicable services and rates be visibly displayed. Viewing a property via a Laforêt agency is not binding in any way and is entirely free. Remember that your rent must not be more than one-third of your salary (and even one-fourth in some cases).
  • Conviviality -- a key factor...
    At Laforêt, we like to have cordial relations with our clients, based on mutual trust. During the buying process, we will be required to meet on several occasions, whether to visit a property, draw up a finance plan or sign an official document. It is always more pleasant and more efficient when relations are warm and convivial
  • Efficiency too!
    The profession of real estate agent is highly regulated. The law guarantees visible display of all services and applicable rates (in euros inclusive of VAT).
    Viewing a property with an agency is not binding in any way and is free of charge.
    If you decide to rent the property after viewing it, you will sign a tenancy agreement, then pay the agency fee according to the rate schedule posted up in the agency. The agency fees are divided up equally between the tenant and the landlord.

  • Viewing the property
    Viewing a property requires advance preparation.
    If you are in the city, calculate the distance between your future house or flat and the closest underground or bus station. In the country, ask your Laforêt agency to indicate public transportation and the most practical way to get there by car.
    If you don't yet know the area, arrive in advance so that you can get an idea of the neighbourhood, check out local shops and get a feel of the surroundings.
    During the visit, open the windows, look at the ceilings and check out the plumbing. Avoid visiting after dark because you won't be able to see how much natural light there is.
  • Your rights
    You can occupy the rented premises in any way you like, provided you respect the purpose indicated in the tenancy agreement and respect the peace of the other occupants and the building regulations.
  • Your obligations
    As a tenant, you must use the premises in a normal, peaceful way and take out insurance for any risks your occupancy may incur (fire, water damage, etc.).
    The owner can ask you to show him a certificate to prove you have taken out compulsory insurance. If you do not, your tenancy agreement can be terminated.
    You must pay your rent and charges on the due date set out in the tenancy agreement.
    You must surrender the rented premises in good tenants' repair and answer for any damage that may have been made during the tenancy agreement, except, of course, when it corresponds to normal wear and tear.
    If you want to have renovations done (make a hole in a partition wall, for example, or carpet a timber floor), you will need the written consent of the owner. Otherwise, he can ask you to leave the fixtures behind at the end of your tenancy without financial compensation, or ask you to restore the premises to their original state.
